Purpose of function
Property is a business function that develops, owns and maintains IKEA properties. Property is also a key player in developing the penetration strategy within the commercial territory and has the responsibility to purchase and develop land accordingly. Property also has the responsibility to design, construct and maintain IKEA properties according to the latest IKEA standards and to the lowest possible cost for a specified level of quality and time.

Purpose of job
Reporting to the Property Manager, the Construction Manager is responsible for all the construction aspects of the construction of IKEA projects in Finland, from start to finish. The Construction Manager will provide technical and cost input to internal IKEA partners in the project process during the project development/conceptual design phase. Other responsibilities include the permitting, coordination, physical and cost aspects of the detailed design and construction phases of all projects.  


  • The leadership and management of the Construction department and the satisfactory delivery of all its tasks, responsibility for separately nominated projects
  • Ensuring that appropriately competent resources are available to manage all construction projects from start to finish and assigning projects and tasks to Construction Project Managers
  • Preparing and following up project portfolio estimates and time schedules for investment approvals
  • Managing the detailed architectural and engineering design of the project in accordance with IKEA standards, manuals and guidelines
  • Managing and obtaining the necessary permits that will enable construction of the projects
  • Managing the procurement of external consultants, suppliers and contractors in accordance with established IKEA routines
  • Managing all external and internal counterparts to ensure all project construction is executed correctly to satisfy the project requirements of site safety, quality, time and budget
  • Detailed control over all aspects of project construction costs, using the IKEA standard cost management IT tools to maintain an accurate overview of the total projects cost portfolio, relating actual and projected cost to budget
  • Leading the satisfactory hand-over process of completed areas for retail build-up
  • Ensuring satisfactory commissioning, testing, training and the hand-over of technical and building systems to the building facilities staff, including the provision of all necessary documentation


Previous experience and skills

  • Knowledge and working experience of Finnish construction market
  • Academic degree in civil engineering or equivalent
  • Several years of experience in consulting and/or contracting and complex tender processes, contract negotiations and construction management
  • Leadership skills and ability to motivate and lead others by example
  • Ability to communicate confidently and clearly in Finnish and English, both verbally and written
  • Cost and time schedule management

You will be working in our Service Office in Espoo, but the position requires travelling occasionally.
