The position
We are looking for a driven Asset Manager to join Nrep’s Living Asset Management team. This is a diverse role in a dynamic and non-hierarchical team which allows you to take on broad responsibilities. You are responsible for establishing and executing long and short-term goals and business plans for named residential asset portfolio, being responsible for actively managing assets to maximize return on investment. You will get to contribute to our business plans and investment strategy in the residential segment which continues to be a strong focus area for Nrep. You will be entrusted a strong mandate to make decisions in your area.
Main responsibilities will be:
Commercial responsibility for named real estate assets/portfolio in residential segment
Participating in building and responsibility of executing business plans and contributing to investment strategy
Optimization, follow-up, and reporting on asset performance and providing insights to asset performance vs market benchmark
Planning and implementing Nrep’s sustainability targets to the assets together with internal sustainability team and external partners
Leading external stakeholders and cooperating with internal stakeholders to ensure maximum performance and compliance
Contributing to asset divestment and acquisition processes to enable smooth and high-quality delivery
In addition, you will participate in asset improvement projects and own the key asset data and reporting for your assets. You will be expected to reach the targets set in the business plans related to, for example, asset performance, rental levels, Capex budget, and sustainability leavers, and integrate new ideas and solutions to business plans that can improve the long-term performance of assets.
You will collaborate closely with the Asset Management team, Portfolio Manager, Finance, Transaction team, and other internal stakeholders. You will manage our external stakeholders, such as letting agents, technical managers, and other external service providers. You will get the opportunity to work with several types of residential products and strategies, including older properties, newly constructed modern assets operated under the Juli Living brand, and built to sell residential properties. The team of cross-functional professionals will be supporting you in your daily tasks, and you will report to the team lead located in Helsinki.

Qualifications
At Nrep we are looking for motivated colleagues who are both business-minded and diligent. We value a positive, entrepreneurial attitude and good organization and prioritization skills, as well as excellent cooperation skills.
In addition, we expect you to have/be:
Understanding and a few years of experience in the real estate industry, preferably in asset management, are required for this role. The position can be partially tailored, allowing professionals with varying levels of seniority to apply. Previous experience in residential segment is seen as an advantage but is not a requirement
Strong analytical skills, including good skills in Excel
Understanding of fundamentals of investing and good general business acumen
Skilled in negotiation, process development, and project management
Fluency in Finnish and good English skills, both in written and verbally
Relevant academic degree (for example real estate or business-related degree)
Technical building insight is seen as an advantage but is not a requirement
Your character:
Proactive and self-oriented with a desire to take and carry independent responsibility and drive results
Strong at communication and influencing others
